Factors Affecting Valuation

Location, age of construction, market conditions, maintenance condition, any improvements and the broader environment of the property combine, along with the appropriate methodology, to determine the final estimated value.

Land / Plots

We ensure the most reliable and objective valuation for the accuracy of the method or methods used for the investment return on urban plots, agricultural land, and the agricultural sector. For urban plots — where there is an abundance of data — the residual and/or comparative method is appropriate. For agricultural land, the comparative method is most suitable, while for cultivable areas (e.g. olive groves, vineyards) where income is involved, the income method is most appropriate.

Business Valuation

Business valuation may include analysis of management, capital structure, future earnings prospects, or the market value of tangible or intangible assets. We use Market Capitalization for listed companies, the Times Revenue Method, the Earnings Multiplier, the Book Value method, and the EBITDA multiplier — depending on the industry and economic environment.
